Buying your home need not be a daunting and complicated process. We have detailed below a step by step guide to assist you in making your new home purchase as easy as possible.

Step 2 – Finding Your Dream Home
To be alerted of any properties that may suit your criteria please register on our mailing list to receive regular updates. We will provide you with regular updates of new properties coming on the market. Click here to register on our mailing list, or use our property search facility.

Step 3 – Arrange Viewings
We will arrange viewings for any properties you feel may be of interest without delay. Please click here to submit a property enquiry. Viewing times for many of our properties can be found here.

Step 4 – Making an Offer
We will record your offer and offer conditions. After advising the vendor we will give feedback and advice quickly and efficiently.

Step 5 – Instruct A Solicitor
We would recommend that you obtain quotations and check conditions from various solicitors. We can recommend legal practices who specialise in residential property conveyancing. Please contact one of our offices for further details.

Step 6 – Offer Agreed / Conveyancing
We will instruct the vendor’s Solicitor to issue a Contract of Sale to your Solicitor for their attention together with the title documents. We will confirm these details with both you and the vendor

Step 7 – Mortgage Application Stage
At this stage your mortgage application is submitted for consideration and the lender will issue an offer detailing any conditions that apply.

Step 8 – Survey Stage
A surveyor will be instructed to carry out a survey in order to verify value and highlight any structural issues or adverse conditions relating the property.

Step 9 – Exchange of Contracts
Within approximately 4 weeks of date of issue of contracts, contracts will be signed by the purchaser (unless an alternative agreement was reached). The purchaser’s Solicitor will forward unconditional signed contracts together with the deposit to the vendor’s Solicitor for acceptance. The contracts will then be counter signed by the vendor and will be returned to the purchaser Solicitor until completion.

Communication at this stage is key and BTWCairns ensure that both vendors and purchasers are kept fully up to date at all stages

Step 10 – Completion / Moving Day
Upon completion the monies are transferred from the purchaser’s Solicitor to the vendor’s Solicitor. The vendor’s Solicitor will authorise our office to release keys.
